Landlord questions
Is a gas safety certificate a legal requirement?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have gas appliances checked every 12 months and give tenants a copy of the record.
When must tenants get a copy?
Existing tenants within 28 days of the check, and new tenants before they move in.
Can I renew early without losing time?
Yes. A check carried out up to two months before the deadline can keep the original expiry date, so you don’t lose months.
What happens if something fails?
